These real estate companies provided free computer matched listings and monthly magazines full of "by owner" listings. Their goal was to use new advertising techniques to attract buyers & provide them with lists of "by owner" properties for sale

• Determine the fair market value of your home. Spend some money if you need to getting a list of comparable sales in your area. A kind real estate agent might provide a list for free. Listing your property too high will cause you to waste valuable time and get discouraged. Listing it too low might get it sold, but you'll leave money on the table.

• Any real estate agent worth their salt will spend money to sell your home in newspapers, web-sites, on the MLS/IDX etc. An agent takes 6%. If you're saving that money, spend some on advertising.

• Investigate getting a flat fee listing with an real estate agent on your local MLS. This means you pay them a flat fee to put you on the MLS or IDX and you do the rest of the work. At this point you will end up dealing with other buyers' agents. Be ready.
